Air Conditioner Install + Registration

Residents are required to register all air conditioner units with CTC's Office upon installation, starting from May 1, and remove them by September 30. Please adhere to the registration, installation, and removal procedures outlined below. 

Registration

Air conditioner units (ACs) are authorized for resident use and installation between May 1 and September 30. annually. Prompt registration with CTC's Office is mandatory upon installation, with the AC Registration Form submitted on the same day, for every AC in your household.  

To register your air conditioner unit, please complete the digital AC Registration Form. 

Residents may register their AC units at any point during the season; however, please note the following: 

  • Registration is mandatory upon installation. 
  • There are two flat-fee rate options: seasonal and monthly. Whichever option you select will apply regardless of the registration date, so register early in the season or in the month respectively to make the most of your AC. 
  • If you register additional AC units during the season, the assessed fee will only reflect the difference between rate tiers. 

Failure to register may result in additional fees. If you are found with an unregistered AC, you will incur an unregistered AC fee, in addition to the flat registration fee.

Ownership and Maintenance

CTC Residents can install and use air conditioning units within their homes if they follow the proper policies and procedures. CTC does not provide air conditioners; air conditioners are purchased, owned, and maintained by the respective resident.  

Air Conditioner Rates:

Option 1: Seasonal Fee (May 1 – September 30):

Rates
  • One (1) Air Conditioner: $100.00 for the season
  • Two (2) Air Conditioners: $160.00 for the season
  • Three (3) Air Conditioners: $220.00 for the season
Flat Seasonal Fee (One-Time):
  • Fee is assessed on a flat-rate basis for the entire season (5 months), as opposed to monthly or prorated based on registration date.  
  • The flat seasonal rate applies to all registrations and remains in effect until the end of the season.  
  • The seasonal fee will only be pro-rated for new move-ins or move-outs.
No Cancellations 
  • Once registered, your AC unit remains active until the season's end. No refunds or cancellations are provided.  
  • No cancellation process is required; all registrations terminate automatically at the end of the season. 

Option 2: Month to Month:

Rates
  • One (1) Air Conditioner: $40.00 per month
  • Two (2) Air Conditioners: $55.00 per month
  • Three (3) Air Conditioners: $70.00 per month
Flat Monthly Fee:
  • The monthly charge for air conditioner units is not prorated to the date of registration,* yet it is rather a flat monthly rate applied on the first day of the month. 
  • Monthly charges will be applied to your account on the 1st day of each month (May-September), until properly cancelled or the AC season ends.
  • The monthly fee will only be pro-rated for new move-ins or move-outs.
Cancel Use and Charges Mid-Season:
  • To cancel (deregister) your AC and charges mid-season, submit a separate AC Cancellation Form.
  • Cancel Prior to Monthly Charge Cycle: You must submit form by the 25th of the month to avoid the upcoming monthly charge. (e.g., cancel by August 25 to avoid paying September's monthly charge.)
  • Automatic Cancellation on September 30: All registrations terminate automatically at the end of the season.  (no cancellation form needed).

Moving In/Out or Transferring Units: 

For households undergoing move-ins or move-outs during the season, prorated rates based on lease start and/or end dates will be applied. 

If your entire household is transferring to a new unit in CTC, your active registrations and associated rates will transfer with you. 

  

Installation

Instructions Specific to CTC Units:

Air Conditioners must not exceed 120V.

Maintenance can install your air conditioner for a service fee per air conditioner unit. Please make a maintenance request to receive this service. Maintenance can also remove the AC when you wish to remove it if you place another maintenance request and once again agree to the service fee.

AC Season End

Mandatory Un-Install

Residents must remove all ACs from windows by the final date of AC season, at the latest, in correspondence with the community-wide heat turning on for the colder months (October-May, typically). You are subject to an Open Window Negligence Fee* if exceeded past the final day of the AC season.  

Automatic Deregistration

All active ACs registrations will be automatically terminated on the final day of the season (no cancellation process required).
